What we collect

What you give us. When you fill out a form, call, text or email us, we keep what you share: the property address, your name, phone number and email, your answers to the optional questions (how soon you want to sell, what is going on), and anything you tell us about the house or your situation.

What we look up. Once you give us an address, we look up the public records on the property: the county appraiser's record, the tax bill, recorded documents like deeds and mortgages, permits and code cases. These are public. We use them to understand the house before we talk. When you type an address into a form on this site, we check it against the county's public property record right away, before you send anything, so we can confirm we have the right house. That check reads the house, not the owner. Our host keeps a short log of that check, like any website.

What the site keeps on its own. When you send a form, we keep your IP address, your browser, the page you were on and the time, and if you checked the texting box, a record of that agreement. The site sets no cookies and runs no analytics today. If we add a tool that measures visits, this page will say so.

What we do with it

• We evaluate the property and prepare a cash offer, a listing proposal, or both.
• We contact you about it by phone, text or email. Texts only if you agreed; see our Texting Terms.
• We keep a record of our conversations and the deal, so nothing gets lost between a call and a closing.
• We improve the site.

Calls. Calls may be recorded for quality and training. We tell you at the start of the call, and if you'd rather not be recorded, just say so and we stop. We may use software, including AI tools, to write out and summarize a recorded call so we follow up accurately. We keep recordings only as long as we need them or the law requires.

Texting

By checking the texting box on a form, by texting us first, or by telling us on a call that we may text you, you agree to receive text messages from Miami Property Buyers about your property at the number you gave us. Message frequency varies. Message and data rates may apply. Reply STOP to stop at any time, HELP for help. Agreeing to texts is not a condition of selling your house to us or of anything else. We do not sell your mobile number, and we do not share it, or your consent, with third parties or affiliates for their marketing. The full terms are on our Texting Terms page.

Who we share with

• The people who help us run the business: our phone and text carrier, our email and website hosts, the software where we keep our records, and the AI tools that summarize calls and help us prepare. They handle your information only to do that job for us.
• The people who help close a sale: the title company and closing agent when you sell to us; our brokerage when you list with us; an attorney or accountant when a deal needs one.
• The law, when a court or a government agency requires it, or to protect someone's safety or rights.

None of the above includes your mobile number or your text-message consent. We never share those with any third party or affiliate for marketing or promotional purposes. The carrier that delivers our texts handles them only to deliver them.

We do not sell or share your SMS opt-in data or personal information with third parties for marketing purposes.

We never sell or rent your information, and we never hand your number to another investor or marketer.

Your choices

• Texts: reply STOP, any time.
• Calls: tell us to stop calling, on the call or by text or email, and we flag your number the same day.
• Recordings: on a call, tell us you'd rather not be recorded and we stop. After a call, you can ask us to delete a recording. We will, unless a deal, a dispute or the law means we have to keep it.
• Email: every email we send has an unsubscribe link, or just reply and say so.
• Your record: email us and ask what we hold about you, ask us to fix it, or ask us to delete it. We will, by hand, unless a signed contract or the law says we have to keep it.

Security

We protect your information with standard safeguards: locked-down accounts, two-step sign-in, access limited to the people who need it. No system is perfect, and we will not pretend ours is.

Children

This site is for adults selling a house. We do not knowingly collect information from anyone under 18.

If we link to another site, its privacy rules apply there, not ours.

Changes

When this page changes, the new version is posted here with its date.
